How to Make an Offer

To make an offer, it's best to do so in writing. Provide your full name, address, offered price, deposit date, settlement date, any clauses, and sign the offer. This ensures clarity for all parties involved.

Understanding Cooling Off

If you change your mind within three (3) working days after the vendor accepts your offer, you're legally allowed to do so. However, you may incur a fee equivalent to 0.2% of the purchase price. If the offer is subject to finance and you're unable to secure it, there's no cost for the offer not proceeding.

Offering Subject to Finance

A finance clause is for those needing to borrow for their purchase. Normally, lenders can arrange finance within 14 days (10 business days). However, an unconditional offer holds more weight with the vendor, especially in a multiple offer scenario.

Deposit Requirement

At Wise Earth, to increase the chances of your offer being accepted, we require all offers to be in writing. An initial deposit of a minimum of $1000 or 0.2% of the sale price, whichever is greater, must be submitted with the offer. If accepted, this deposit will be deducted from the balance, otherwise, it'll be refunded in full.
